How To Prepare Your Home For Sale
Starting the process of preparing your home for sale can be a daunting proposition. That’s why Team Vivi Real Estate is here to help you with a simple step by step checklist that you can use to set yourself up for success!
Donate It: Do you have items that you have outgrown or stopped using, but still have some life left in them? Donate them to Goodwill or ARC. Give those items a second life and free up some space in your home.
Dump It: Take any items you have that you no longer use, but aren’t suitable for donation and get rid of them. Take what you can to a local recycling center and dump the rest. Trust us, you’ll feel better and your home will look better once you rid yourself of the junk!
Store It: Have items in your home that you want to keep, but aren’t suitable for showing the home to potential buyers? Get a storage unit and move those items into there until you are ready to move into your new home!
Remove all family photos, personal memorabilia and keepsakes. This will make the home more appealing to potential buyers, which will lead to more (and better!) offers on your home once it hits the market.
3. Remove Furniture
Removing furniture helps to create the feeling of more space in the home. This is especially effective if your home has limited square footage as it is. Team Vivi Real Estate will help you decide what should and shouldn’t remain in the home, and will also coordinate home staging if we feel it will help get you better offers on your home!
4. Clean Your House
A clean home tells your buyers that the home has been well maintained. A well maintained home indicates to buyers that they will have less problems pop-up and encourages them to consider making an offer on your home. Team Vivi has preferred cleaning professionals that will provide you with great service at a great price.
5. Paint The Walls
As much as we love the color pink at Team Vivi Real Estate, we recommend keeping the color of the walls neutral when preparing your home for sale. Neutral colors appeal more to buyers, which in turn increases the number and quality of the offers you will receive.
6. Let There Be Light!
Take down any heavy window treatments. Clean the windows. Bring in the lamps. Potential buyers are always inspired to make offers on bright homes.
7. Do The Minor Repairs
From replacing light bulbs, to fixing leaky faucets and finally putting those pesky closet doors back on their tracks, doing those minor repairs around the house will leave potential buyers with a great first impression.
8. Add Curb Appeal
Clean the yard, trim the shrubs and add a nice doormat to welcome potential buyers. The key is to make a great first impression.
9. Update The Kitchen
Buyers place a huge value on updated kitchens. If it’s possible, we highly recommend updating the kitchen. Stainless steel appliances, custom granite countertops, and new cabinets will carry strong appeal for potential buyers. This is where you will likely see the best return on the dollars you invest in remodeling.
