There are a lot of unknowns when it comes to listing your home for sale if it’s your first time going through the process. That’s why Team Vivi Real Estate is here to share our simple step by step process for listing and selling a home.
Step 1: Competitive Market Analysis

We will determine how to get the most out of your home in the shortest amount of time. Schedule your listing appointment with Team Vivi online today to receive your complimentary CMA!
Step 2: List Property With Team Vivi
Once you and your Team Vivi agent have agreed upon a price, it’s time to get your home on the market!
Step 3: Staging Consultation
Your agent will advise you on how to set your home up for photos and showings. We will even bring in our own stagers to professionally stage your home in a way that’s proven to appeal to prospective buyers.
Step 4: Professional HD Photos
94% of buyers find their home online. Photos are your ‘First Showing” and will get more prospective buyers through your door!
Step 5: High End Video Tour
After your professional photos have been taken, our top-tier marketing team will produce a professional video tour that highlights the incredible, unique and appealing features that your house has to offer. These videos will be promoted online through our website, social media channels and beyond!
Step 6: Coming Soon Marketing
Just because your house hasn’t officially hit the market yet, doesn’t meant that we can’t start attracting buyers. Some agents wait until your list date to start marketing your home. We get to work right away, posting your home on our website, sharing photos and videos, adding the listing to Zillow and creating high quality marketing materials to show off your home.
Step 7: Listing Booster
Listing Booster allows us to place a sign in your yard with a special text message code so that prospective buyers can immediately get more information about your listing. Utilizing Listing Booster allows us to capture more buyer leads interested in your property, which are promptly contacted by our best in the industry Inside Sales Agents.
Step 8: Measurement Of Home When Needed
We will make sure that all of the details of your home listing are accurate. Accurate information helps us to hone in on the buyers that are the most likely to make an offer on your home.
Step 9: Advertising and Social Media
Team Vivi advertises on a variety of online and print outlets to generate interest in your home listing. From search advertising, Facebook and Twitter, to print advertising and beyond, we are always hard at work increasing the visibility for your home listing.
Step 10: Luxury Open House
Team Vivi designs a custom invitation specific to the selling features of your home and sends out over 1,000 postcards to neighbors and prospective buyers. At your open house, prospective buyers are provided with complimentary wine and baked goods. Quite often we receive offers on homes the same weekend as your initial Open House!
Step 11: We Get An Offer!
This is an exciting time in the process. The first offer on your home. Your Team Vivi agent will review the details of the offer with you and offer their professional advice on how to proceed.
Step 12: Aggressively Negotiate Best Possible Price
Just because we received an offer, doesn’t mean our work ends there. We will work with you to review your offers and aggressively negotiate the best price on your behalf. Nobody will work harder with your best interest at heart than your Team Vivi agent.
Step 13: We Are Under Contract!
Once you have received an offer, reviewed it with your agent and have decided to accept, that means we are officially under contract! This is an exciting time, and with Team Vivi at your side you’ll be informed and in the loop at every turn.
Step 14: Buyer Does Home Inspection
After we go under contract, the next step is for the buyer to schedule a home inspection. The first home inspection the buyer does on their own.
A professional home inspector performs the second inspection. Inspections are designed to uncover defects in the property that may affect its safety, livability or resale value. A home inspection doesn’t necessarily include cosmetic issues, and a home inspection is not a guarantee.
Step 15: Negotiate Inspection Terms
Once the inspection is completed, the buyer can decide if there are defects that they would like to request you to repair or replace. Your Team Vivi agent will review and negotiate the terms with the buyer once their requests are received.
Step 16: Appraisal
In Colorado, the buyer’s lender is responsible for ordering the appraisal. Generally the appraisal process is pretty quick and painless. Your Team Vivi agent will be there to guide you through the process and answer any questions you have along the way.
Step 17: Closing & Celebration!
We will schedule a closing date that works for you and the buyer. This is cause for celebration. Team Vivi will also give you a special gift at your closing. You did it! Congratulations, your home is officially SOLD!
