What is Staging?
In short, staging is the act of placing furniture and other things in a home to make it appear as if someone lives there. Proper staging will flatter the property or space and let potential buyers really envision the place as their new home. Staging works especially well in awkward spaces and turns them into usable spaces. Staging can also create a mood or feeling to the home which stagers call "emotional" staging. It shows off the good features of the property while hiding the flaws. Lastly, when professional pictures come back the property shows better to potential buyers with staging.
Staging Affects Time on Market
When you compare homes that are staged and homes that are not staged, there is a big difference when you look at the time on the market. According to The Real Estate Staging Association, homes that were not staged sat on the market on average of 143 days. Homes that were staged sold in an average of 40 days and homes that were staged pre-listing before hitting the market sold on average of 23 days.
Staging Affects the Sale Price
According to the National Association of Realtors, correctly staged homes get an average of 7% more for the seller. Home Staging Resource, an organization that offers training and resources to stagers states that in a survey of 3,500 staged homes, 46% sold for 10% more than they would have unstaged. That can be a lot of money lost for not staging.
